Manor Lakes is a masterplanned community which has been designed so residents can live, work and play locally. This minimises the impact on the environment and creates a place that will be cherished for many years to come.

Recycled Water

Manor Lakes is one of only three residential communities around Werribee that are being constructed with dual pipe infrastructure which will deliver Class A recycled water directly to residents' homes from 2013*.

Once City West Water, the local water authority, commences the supply of recycled water, Manor Lakes' residents will enjoy lush green gardens all year round.

Recycled water can be used for a wide range of outside uses such as watering the garden, filling ornamental ponds and washing the car. Recycled water will also be used for flushing toilets.

The recycled water will be treated to Class A standards, as set by the EPA, and will be directly supplied to homes through the separate purple pipes which are being installed at Manor Lakes.

Manor Lakes, as well as its sister estate The Hunt Club, in Cranbourne, is one of a limited number of new residential communities that are making recycled water directly available to residents' homes.

HIA Greensmart

Manor Lakes is one of only five Victorian HIA Greensmart accredited residential estates. This accreditation is only available to those developments that have achieved minimal environmental impact, maximum energy efficiency and superior urban design. This ensures that Manor Lakes is being created along sustainable principles that will benefit residents for many years to come.

One of the other five estates which have achieved HIA Greensmart accreditation are project managed by the Dennis Family CorporationThe Hunt Club in Cranbourne.

Protecting Vegetation

One of the many highlights you will see at Manor Lakes is a collection of magnificent 400 year old River Red Gums which line Lollipop Creek.

These native trees have been protected and their habitat improved meaning residents and visitors will be able to enjoy this natural feature of the estate for many years to come.

Many other green spaces are impaces with numerous parks, playgrouds and a spectacular wetlands all ready to be enjoyed.

Protecting Waterways

The vast network of parks and wetlands running through Manor Lakes is being designed to capture and treat stormwater before it is released into local creeks.  The massive 5.5ha wetland on Manor Lakes Blvd, behind the display village, is a key feature of this process. The area captures and naturally filters thousands of litres of water each time it rains as well as providing valuable habitat for local wildlife and birds.

Manor Lakes has also been designed to control the run-off of stormwater through the implementation of Water Sensitive Urban Design (WSUD). Drainage initiatives divert what would otherwise be wastewater into the wetlands where it is naturally filtered and oxygenated using grasses and plants before the water is discharged into Lollipop Creek and ultimately Port Phillip Bay.

The massive Manor Lake has also been designed to be filled using run-off from streets and houses.

Reduce and Re-use

During the construction of major infrastructure, such as Manor Lake and the Manor Lakes Central Shopping Centre, rocks and dirt and other materials that were removed have, wherever possible, been re-used throughout the development.
